DIRECTION 1 (as amended)*
 
Greater Noida Industrial Development Authority in its endeavor to develop the city in a planned manner and to give the township an improved streetscape, a controlled urban form and a balanced look; has framed Urban Design guidelines regarding built form, landscaping and street furniture as mentioned in the following sections:
(A) GENERAL
  1. Ramps in front of the plots shall not exceed 1.0 m. from the plot line. Excess length of the ramps may be taken within the plot. All the drains under the ramp should be maintained clean.

  4. ROW of the road in front of the plot in between plot line and metalled portion -
   
(i)  shall not be fenced.

(ii) shall be accessible whenever required.

(iii) shall be maintained levelled/dressed with grassing.
  5. Underground water extraction in the premises in areas where water supply is provided by the Authority, shall not be allowed except for construction purposes.  In case of industrial buildings (except in case of small industrial plots where water supply is provided by the Authority) ,quantity of water being extracted shall be checked and accordingly charges fixed by the Authority shall be payable by the allottee
  6. Stacking of building material shall be done at a place specified by the Authority for the purpose and in a way so as not to obstruct any road or storm water drain in any manner. After completion of the work, the allottee shall clear the space used for the purpose and keep the patri  portion levelled and dressed.
  7. During the course of construction no tree/shrub on road shall be damaged and if so happens, the allottee shall be liable to pay the cost incurred by the Authority in replacing the same at the time of completion.
  8. The fa�ade of the building facing the road shall be maintained in neat condition. White-washing / paint / any other external finish, if not of permanent nature, shall be done at such interval as directed by the Authority.
  9. The location, number and design of display boards shall be as directed and approved  by the Authority from time to time.
  10. A maximum of three sign boards shall be installed in the city for each industrial, group housing, commercial, institutional unit and a consolidated rental payment for five years shall have to be made initially. After 5 years, approval has to be taken again and rental can be revised.
  11. Not more than 3 vehicular entry/exit shall be allowed to each plot parcel out of which not more than two shall be located on the same road.
  12. Every allottee shall be given grabage disposal bags by the Authority at a nominal cost and the biodegradable and non-biodegradable waste shall be separated at the household/industry/institution/commercial level itself. The detailed Direction in this regard shall be followed. The space for collection of garbage, in plots other than residential plots, shall be indicated in the plan submitted for approval.
  13. If any of the above clauses are not followed by the allottees the work will be got done by the Authority and the expenditure incurred in doing so shall be recovered from the violator.
(B) LANDSCAPING
  1. Institutional, commercial, organization/ Industrial units/ group housing (flatted) shall be required to plant a minimum number of trees in their premises as follows �

(C) PARKING, LOADING AND UNLOADING SPACES �
  (a) When  parking space is to be provided for motor vehicles, it shall not be less than 20 sq. mtrs. in area (under stilts: 30 sq. mtrs.) and for scooters and cycles the parking spaces provided shall not be less than 3 sq. mtrs. and 1.40 sq. mtrs. respectively.
  (b) For building of different types,  parking space for vehicles shall be provided as specified below:

Space for teachers vehicles and cycles and two wheeler of students shall be provided with the premises. Bus parking for 1000.0 sq. mtrs carpet area shall be provided.All schools of the level of Higher Secondary category shall provide an off street parking of 15�0� beyond the ROW of the road within the plot area but outside the boundary wall.

Institutional (Medical)

One parking space for every 10 beds

Space for ambulance parking.

4.

Assembly

One parking space for every 15 seats.

5.

Institution public/semipublic and corporate office

One parking space for every 50.0 sq. mtrs. carpet area or fraction thereof.

6.

Mercantile

One parking space for every 50 sq. mtrs. carpet area, or fraction thereof.

7.

Industrial

One parking space for every 150 sq.mtrs. carpet area or fraction thereof.

8.

Storage

One parking space for every 100 sq. mtrs. carpet area and one parking for every 200 sq. mtrs. carpet area or fraction thereof there after.

     

Notes

    

1.

(a)

One parking space for every 100 sq. mtrs. carpet area or fraction thereof should be provided for administration space.

 

(b)

For non residential and non-assembly buildings in addition to the parking areas provided above 100 per cent additional parking space shall be provided for parking other type of vehicles. Out of this 60 percent shall be set apart exclusively for bicycles.

 

(c)

For Assembly building, parking space to the extent of 10 per cent of the seating capacity for motorcycles and scooters and 25 per cent of the seating capacity for bicycles shall be provided.

2.

In providing the parking space, care has to be taken that 50 per cent of the open space is left for landscaping and is not accounted for in parking calculations.

3.

In addition to the parking space provided, for mercantile (commercial), industrial and storage buildings one such space for loading and unloading activities for each 100 sq.mtrs. of floor area and fraction thereof exceeding the first 200 sq. mtrs. of floor area shall be provided.

4.

Parking lock-up garage shall be included in the FAR calculations unless they are provided in basement of a building or under a building constructed on silts with on external wall.

5.

In case of Group Housing Buildings above 4 storey, provision of parking on silts must be kept in the entire ground floor.

6.

Not more than 50% of the area within the setback line and the plot line shall be used for parking provided that at least 3.6m. access all around the buildings is kept free from parking of any type of vehicles.

 

 

In case provisions on any aspect are made in the Greater Noida Industrial Development Area Regulations 1992 (as amended) and the directions also, the allottee will have to provide for requirements in both.
