( Extract from Greater Noida Industrial Development Area Building Regulations, 1992 )

(a) General setbacks in case of industrial building shall be as given in the table below :

Note - Setbacks mentioned above are subject to confirmation from the set backs plan prepared by the Authority.

(b) FAR - In case of industrial building maximum FAR shall be as given in the table below :

(c) in case of industrial building maximum permissible covered area as directed by FAR is to be first covered on the ground floor in the building envelope (i.e. area obtained after leaving the required setbacks on all sides). The remaining permissible coverage can be obtained on the 1st floor.

The remaining area of 1st floor shall be allowed an additional FAR by asking payment of augmentation charges at the prevailing allotment rates on the following conditions :


(i) Roof for the first floor shall be non-incremental or in-assessible.
(ii) No heavy plant and machinery hazardous or causing noise or vibrations, shall be installed.
(iii) Only one unit shall be allowed to function in one premises.
(iv) Maximum height of the building shall not be more than 15 mtrs.


(d) In case of industrial plot a minimum 50 percent of ground floor coverage in the shape of working hall shall be considered for sanction as well as for issue of occupancy certificate. Provision for latrine and urinals shall have to be made in the 50 per cent coverage as per The Factories Act, 1948.
