Building Regulations for Residential Buildings

( Extract from Greater Noida Industrial Development Area Building Regulations, 1992 )

Every room intended for human habitation in a residential building shall abut an interior or exterior open space, or a verandah, open to such interior or exterior open spaces as indicated below:

a) Exterior open spaces: In residential buildings exterior open spaces shall be provided at the front. sides and rear of any building within the plot boundaries depending the residential schemes, namely detached building, semi-detached building or row housing scheme as under:

(i) Front open space shall be as follows:

Depth of the plot in mtrs

Minimum set back from the boundary of the plot in mtrs.
Up to 18 3.0
Above 18 and not exceeding 27 4.5
Above 27 and not exceeding 36 6.0
Above 36 and not exceeding 45 9.0
Above 45 12.0

(ii) Rear open space: Every building shall have rear set back of minimum 3.0 mtrs. width and in case of corner plot less than 300 sq. mtrs. in area the rear set back shall be of minimum 2.4 mtrs.

(iii) Side open space: Every semi detached and detached building on plots of 300 sq. mtrs. area and above shall have open space of 3 mtrs width at one side.

In case of corner plots of area less than 300 sq. mtrs., the side setback shall be minimum 1.2 mtrs. up to 40% of the buildings length towards the side abutting street.

(iv) In the case of semi-detached buildings the habitable rooms shall abut either an exterior open space or an interior open space.

(v) In the case of a corner plot including a row housing the side open space shall be provided towards the longer side of the site.

b) Interior open space-Habitable rooms not abutting either the front, rear or side open spaces shall abut an interior open space the area of which shall not be less than 9.0 sq. mtrs. with a minimum width of 2.4 mtrs. Chhajja projection up to 0.45 mtrs. width shall be allowed on the interior open space at lintel level only.

c) Ground coverage-In case of residential building on plotted development, the maximum covered area on each floor shall be
    as follows:

      Size of the plot in sq. mtrs.

      Covered area on each floor in percentage of the area of the plot

      1. Up to 250 60
      2. Above 250 and not exceeding 500 50
      3. Above 500 and not exceeding
         1000
      45
      4 Above 1000 35

      NOTE-A proportional increase in permissible covered area on ground floor shall be allowed to the proportional increase in plot size as mentioned above. For example the permissible covered area on ground floor for the plot size of 270 sq. mtrs. shall be as follows:

      60 per cent of 250 sq. mtrs. plus 55 per cent of 20 sq. mtrs. = 161.0 sq. mtrs. setback will be the determining factor for ground coverage.

d) Barsati-In the case of residential buildings where a barsati is allowed, the total area to be covered by the barsati excluding the staircase shall not exceed 25% of the maximum permissible covered area on the ground floor or 50 sq. mtrs. whichever is less. A covered toilet may be allowed on barsati floor provided the total coverage herein prescribed is not exeeded.

e) Requirement for Sanction/Issue of occupancy certificate-In case of residential building on plotted development, a minimum of 25% of permissible ground floor coverage or 40 sq. mtrs. whichever is less with provisions of toilet/bath and kitchen shall be considered for the purpose of sanction as well as issue of occupancy certificate, if complete in all respect.
